4 Ways to Make Money

So, I've got anothter deal for you, this time we're in East Hartford. You've got options with this one, lots of options.

Here are the basic facts: The property is 2-family with an unfinished walk-up third floor. There is a tenant in place paying $775/month on the second floor and a vacant, (former owners unit,) on the first. The property is in pretty good shape, as you would expect from an owner occupied dwelling, (former owner's are short selling the bank to get out...) and it only needs about $10K in repairs and the ARV is $170,000!! So you could...

1. Do nothing else other than move in to it. Refinance a $100,000 note which would include all your refinancing and closing costs with a conventional lender at 6.5%. Your PITI (principal, interest, taxes, & insuarance,) would be approximately $1,181/month. You pay $407 to live in and own your own property (think tax benefit of home ownership).

2. Rent out the first floor unit for $850 - do nothing else. Same scenario as above with a refinance assuming the same conditions. Now you are MAKING $443/month. And have a lot (um... like $70k worth,) of equity you can tap at some time in the future.

3.Rent out the first floor, kick out the second floor tenant and do the repairs to the second floor (which is where most of them are...) and re-rent the second floor unit for $850. Refinance and take out enough cash to cover the cost of the renovations at the same rates and your PITI would be $1,245. You MAKE $454/month with nothing to do.

4. Renovate the whole property, then rent out both units, put it on the market and collect rent untill it sells for approximately $170,000. You MAKE $41,750 in about 6 months - again with only part time work. (Maybe you should quit your if you haven't yet... Just an idea.)
